Thanks for the advice all.  I think I'll call and check with the county sheriff and see if they have advice, but it sounds like calling a tow company and having them take it away will be the best bet.  Fortunately it is a newer good condition car so hopefully they'll take it on their dime.

So after finally getting a problem tenant out of my single family they left a car behind in the driveway.  I didn't have to evict them, they left on their own after I served a pay or quit notice.  I'm ready to rent the unit out again now, other than this car parked there.  What should I do about this?  Call a tow service and pat to have it hauled away?  Call the sheriff and see what they can do?  If it matters this house is in lenawee county michigan near adrian.

Hello all,

I have recently found a property from searching online that fits what I am looking for and am in need of an agent to help us with the deal.  The house is a duplex that my wife and I would like to house hack in to gain some more experience as landlords and with deal structuring.  If you are or know of any agent that would be a good fit for us, please let me know.

Hey everyone,

Getting started with some small multi family properties and after listening to many podcasts and reading around on here it seems one of the biggest issues with being a landlord is retaining high quality tenants.  My thought on this was to offer some sort of loyalty program for tenants that renew leases.  This is not some sort of reward designed to keep people paying on time, just something that would be given to current tenants with their lease renewal package and show benefits of signing an extension.  Obviously this is something that would only be offered to tenants that have proven to be better quality.

I figured that I would escalate the value of the benefit based on how long they have been a tenant.

So for signing a renewal after the first year offer options of either a $100 gift card, free accent wall painting, or maybe a lease credit, etc.

For signing a renewal after the second year offer options of $200 gift card, professional carpet cleaning, free flat screen TV, etc.

Then it would keep going up and the benefits would increase depending on how long the tenant stays.

I figure offering keeping a tenant in place saves at least a month of vacancy plus whatever costs I need to make my units rent ready again.  So offering these benefits still saves me in the long run.  Plus I think that tenants may be more willing to accept that $20 per month rent increase if they are getting something for signing the renewal.

Is anyone else doing anything like this?  If so, what benefits are you offering?

@John Dudas  I actually have one property in Lenawee County already (Jasper) and before I just recently switched companies my day job was in Adrian.  I am interested in properties in Lenawee County and would love if you kept me in mind if you come across any nice deals.  Maybe we could work together to find some mutual benefit.

Hello all,

I am a new member from Dundee, MI and am looking to invest in real estate in the Southeast Michigan and Northwest Ohio areas, including Ann Arbor, Monroe, Toledo and the surrounding areas.  My primary focus is buy and hold investing with a goal to create passive income. 

Currently I am a pharmacist at a community pharmacy chain and although I am compensated well for my time, I feel unfulfilled in my work.  I have a real passion for real estate and currently own two properties, so naturally I would like to grow this aspect of my life and feel that initially I can maintain my full time gig while diving into investing.

I would love to meet and network with other individuals in my area.  I am somewhat new to investing, although for the past while I have consumed almost every product to further my education.  I am an avid listener of the BP podcast and have read many books and articles about real estate investing.

I am very excited to start making some more deals, especially now that I have a little more knowledge under my belt and feel that I better know how to analyze and find better deals.
