Ken, thanks for sharing your experience!  Would ask what is the concrete sealer you used? 

This property had a small amount water came out from an area in the ground of a bathroom.The water was cumulated at the concrete around the PVC pipe which vertically comes out from the ground.The water eventually caused the surrounding small area carpet and laminate floor wet.I hired 3 plumbing companies in sequence (because the previous one cannot detect the leak but the water was still there).None of them was able to detect there is leak either from the slab or from the above ground pipe.

I took the 3rd plumbing company’s advice to wait for a while.They said that it could be due to some special weather condition and there were water cumulated under the ground.And the water kindly climbs up to the surface. Once that kind of condition is changed, the water might be gone by itself.So I decided to wait, just about one week later, I found the water disappeared by itself.And until now, it is dry.During my ownership of 3 years, it happened only once.

Now I am willing to sell this property due to some reasons.I would like to ask shall I disclose this matter to the potential buyers.I wonder the plumbing companies really did not detect anything wrong and fix anything.  Can I just not to disclose this?

I have a tenant who wants to move out 5 months before end of lease due to job relocation.  Based on the lease there is a two months penalty for breaking lease.  The tenant asks whether the penalty can be waived if he find a new tenant.  Should I let him do so and waive the penalty?  Thanks for any comments!

I did a cash out refinance on my investment property 8 months ago.  Now I am in the process of selling it, and my loan broker told me I have to wait one year after the refinance to sell the house.  I'd like to hear from other investors after this restriction.  Have you met this problem before?  Is there any way to work around it?

Thanks everyone for your replies!  The tenants are a couple and their adult son.  My main question is if one of them is in the hospital, why the other people in the family cannot send the rent on time?  Don't they have to pay utilities and gas and food etc? It does sound like an excuse to me.

The latest I heard from them is they will try to give me the rent by end of this week.  That would be at least 10 days late.  I am considering sending them the notice and if they don't have the rent by end of week, I am going to start the eviction process.

I have a tenant whose rent is due on the 1st with a grace period through the 3rd.  I contact him on the 5th and was told he is in the hospital and he would pay the rent plus the late fees.  I still have not received the rent as of today.  It sounds like this is just an excuse.

This is the first time I met this problem so I would really appreciate any help on how to deal with it.  Should I serve him a 3 day pay or quit notice?  Does it have to be written or email is fine?  When should I start the eviction process?  I am in Texas BTW.

I agree with you that it is a little weird to market it as a study, although that's what the seller is doing now.  I am considering converting a formal living room to a real study (adding french doors etc.) anyway.  I think marketing his and her walk-in closets is a great idea.  I hope it would be a selling point for the house and increase potential buy interests.

Thanks for all the advice!  Looks like converting it to a closet is an idea.  The master suite already has a pretty decent size closet.  I am not sure how much value it will add to the house if I add an additional closet.  I am mainly concerned with whether it is ok to market as an office.  The house does not have a formal study besides this one.
