Hey DJ! I have two 6-bedroom SFR in Merced actually. I am renting out one of them completely to students and house hacking in the other for now. I plan to stay here for at least the rest of this year but will eventually rent out my room so both homes will be completely rented out. Both have pretty decent cash flow already.

Make sure to submit property inspection report to the property manager before attempting to find a tenant. Incurred unexpected expenses during house set up (stolen appliances) and lead paint removal after the tenant has already moved in.
