look here man i am brand spanking new not even 3 months and through meetups i have found myself using my personal skills (sweat equity im a carpenter) to a deal. i have 0 dollars invested in the deal. trust me man get to know everyonw go ro reia meetings , drive around see real estate happening in real time. be hunger don't be lazy here go out there make connections and get a real estate agent as a friend. dude you can do it.

@Shane Mcc  I only book for a couple weeks in the month ,but for those 2 weeks I book 10 of those 14  so like a 70 %ish . I don't have the cleaning fees in my charges by choice.

your not taking into effect the cleaning maintenance per month. in the right market you can kill it with air bnb. i rent my sf i live in monthly and make a extra 450. but i think factoring in cleaning is important weather you do it yourself or hire someone. from prior podcast on bp air bnb is a great alternative to conventional landlord /tenant agreements ,but you increase your need to communicate with would be guest. All in all i think the pros out weigh the cons. But always know your market if you can't keep it at 200 days a year switch to old a tenant agreement. good luck man.

@Ethan Hamilton I'm right now kicking myself for not starting on the multifamily as my first home . Seems like such a good start to real estate ,but got to move forward so I'm saving the 20% for a 2-4 unit while hoping to find a owner willing to part with one that we can both benefit from a seller finance deal. I'm in the meantime working evenings and weekends on a flip with my same friend . pretty much scratching at all sides for the capital or searching mls constantly for that deal.

Hello BP community!! My names wills louis i work for a commerical construction company as a carpenter. Geek as a secondary job.

My experience in real estate started with helping a co-worker gut and renovate a flip. And when we spoke of his return i planted the seed which lead me here. 

Im hungry and eggar to learn and hopefully meet some great new people to network with as i learn this monster industry. Oh yeah big thanks to Robert T Kiyosaki for the realitu check. That guys whole lineage is set for life off one book lol :)
