Scott, Thank you for your reply. I had never even thought of that. But I would need to have someone that has more experience in REI than I do currently. I just purchased my first property in April of this year.

Also, my back yard is abysmal. If it looked like the picture you attached I would have no problem hosting. Sadly, it does not.

I think I am looking more for a mentor of sorts. Maybe a Mastermind is not what I should even be considering at this point.

I am in the Real Estate Rookie Boot Camp and we have discussed finding Masterminds. What is the best process to make sure you are not getting scammed and just getting in a Mastermind that continually asks for more money to get to the "next level?"

Bryson, I am excited about Tuesday being the first session. Thanks for the reply and I wish you all the best in your investments. May I ask if you have chosen a strategy yet? I am looking at SFR buy and hold myself. I have one property but there is just so much information out there on what is the best approach. I figure BP can help narrow down what is good information vs just noise.

I am not sure I am posting this in the right area. I signed up for the Real Estate Rookie Bootcamp and am excited. I recently purchased my first property but am eager to learn more. I was curious if anyone else would be interested in announcing they are going and getting to become familiar with some people beforehand. If not, no big deal, I will see everyone in the virtual meetings!

Post: Analysis shows positive monthly cash flow but a negative 50% rule

Can someone explain this like I am 5? So in the analysis of this property, it shows a positive cash flow of around $300 a month. However, when I look at the 50% rule at the bottom of the analysis it shows a negative cash flow of around $105. This has me confused and I have watched the explanation of the 50% rule several times. What am I missing? Thanks as always!

Outside of the BP courses, webinars, and conferences, are there any courses that you would recommend? I have been looking at one but am not sure it is legitimately worth the price. What courses or influences would you recommend to a new investor?

Johnny,  funny you say that. I just watched a video on the exact same thing that advised just as you did. Like I said in my post, I am just anxious to really get this off the ground and moving. Thank you for your reply.

Thanks Jason. I am not using the HELOC at this time but figured it was better to have it ready and not need it than need it and not have it. I have had one person suggest paying off the mortgage with the HELOC and then just make the payments on it as they assumed it would be at a lower rate. However, I have another person that suggested only using a HELOC if I know I can pay it off in no more than 6 months. I am admittedly not a numbers guy and am relying on a lot of different input. Thank you for your reply.
