do can they be a good deal to buy they. Sellee says needs cash now in the long run the lsnd contract is worth double but is it worth it is there something i need to watch for or are these pretty straight forward

I was looking at properties and some say no land contract others were trying to sell theirs. I read it is just the payments go to the seller instead on a bank? What are thoughts on buying them the deals seemed to good to be true?
