It's definitely tough out there. I'm sure the toll on your parents have been enormous. Just do your best to shield them from it and take on the task at hand for them. Need to separate the emotions from all of this and treat it as a business. It's a long process and don't expect to get any money back. 

Another option you may consider is the no-fault eviction route. Instead of trying to evict them for non payment of rent, try evicting them with no-fault reasons: intent to demolish or substantially remodel  or withdrawal from rental market.

These are just 'other' options. Consult with your eviction attorney regarding this.

Question 2: Would you raise rents at this time considering now we're only allowed to raise 5% annually.

Good tenants. Only concern is wear and tear on 1 toilet, water, plumbing, etc. Not really sure if 1 soon to come baby will do much damage for a few years anyway. Not to be a grinch, but just trying to get a birds eye view on a ton of people living in a small area. 

Any tips on how to futureproof this poor toilet/bathroom/plumbing situation?  

Also, aren't there provisions in a lease that say how many people can live at said property?

Greetings fellow landlords. Multi unit was purchased a few years ago. Inherited a tenant that already had 2 adults and 3 small children living in a small 2b1ba house. What should we do if the tenant was expecting a 4th? Not that we'd kick them out during this pandemic, but just wanted to get some wisdom on what should or can be done?

@Nick C. the buyer prefers not to take on this responsibility. Either way, the unit needs to be vacated whether we sell or not at this point.

@Bill B. no longer accepting rent once the city gave us the report.

@Patricia good question, highly unlikely they'd allow the unit to be converted to legal. However it's not a bad idea to reach out to the counsel rep/mayor. 

Overall, it just sucks during this time. We've provided viable win win solutions to the tenant, yet they are unwilling to budge. SMH.
