Bought first rental in February 2021 for $300k in Nashville. Home is now valued at $330k. I put 20% down so mortgage is now at $238k.

When is the right time to refinance and repeat?

Just recently purchased first home in Nashville.  We currently live out of state but this initial investment property is the start of our investment portfolio. We originally wanted to purchase a property to Airbnb and use when we come into town.  But with the current continuing Covid issue we are thinking of long term (12 Month Rental).  Any thoughts on best action to take?

I have opportunity to buy Duplex that also has small one bedroom apartment. Basically 3 units. Current price is $195,000 but to get space Upgraded I wound estimate $20-$25K.

Both units are already rented so trying to figure out best options.

I was thinking buying and fixing up but allowing current renters to stay at current price for one year and then be able to increase rent. The apartment I was thinking to make Airbnb and have 3 sources of income and be able to use apartment anytime we need.

What would be a good offer?
