Hi, I'm new to wholesaling and am trying my best to absorb as much knowledge as possible and use the sites search function avidly. However, I am having difficulty grasping the concept of having a wholesaling contract and have several questions in regards to it. 

1. I found a wholesaling contract on here underneath the fileplace, is this contract ready to be used? Or does it need to be reviewed by an attorney of some sort to make it officially "ready for use," so to say?

2. Also, as a wholesaler, whenever you get ready to wholesale a deal that you have found and have under contract (Seller has agreed a price with wholesaler), how does the transaction work to then sell that contract to somebody on my buyers list? Do I just print out another contract and write down the slightly higher price that me and the buyer agreed on? Or is there more to it than this?

I've been doing some pretty extensive research on this as well, and had several of the same questions in regards to wholesaling. 

Here are several things I found that seemed like they would be effective in at least finding a motivated seller:

1. Driving around and looking at beat up and ugly homes and literally knocking on the door to see if the owner may be interested in selling.

2. Social Media... Social media is the way of the future. Maybe open an account under your business name and start contacting and following people who could potentially be buyers or sellers and try your best to stay in contact with them.

3. Online Classifieds such as Craigslist or back page.com can be effective ways to place strategic ads that could draw buyers or sellers attention to you as a wholesaler. 

4. The last effective method I have found is just in person networking. Get your name out there, tell your friends, family, bosses, co-workers, random guy at the gas station... It won't hurt, you never know.

Anyways, I hope this was helpful. I haven't began to wholesale yet, I plan to begin this summer so I can not vouch for any of this, these are just several things I have taken note of while researching. If anyone else has any other methods, please inform me!

Hi, my name is Will James and I am currently an 18 year old senior at Comfort High School (It's actually a small town near San Antonio, but putting San Antonio in the title seemed more generic) Throughout High School, I have come to realize that my financial future could be put in to a very detrimental situation, due to the fact that common schooling nowadays seems to lack teaching students about practically any financial matters. So as a result over the past year I have taken matters in to my own hands and started investing in the stock (currently learning to trade options) market, and also working on beginning a clothing line with a close likeminded friend of mine. Real estate is the next field I would like to broaden my horizons in and through a few internet searches came by this site fairly quickly. I'm looking forward to hopefully learning all I can on this site before I begin college at Texas A&M University this next fall, so that I can apply it in college, and remain well out of debt while attending.
