Have an opportunity to buy a property which ARV is between $85K and 90K. Seller has a HELOC of $65K with payments of $645 a month. The house needs approximately $20K worth of renovations and I believe I can rent it for a minimum of $1000 a month with some minor repairs/upgrades.

Here are my thoughts:

Offer $65,000 with a down payment of $5000 and a monthly payment of $400. 

What does everyone think?

I have an opportunity to possibly purchase 10 acres of undeveloped commercially zoned off market property. I have never dealt with undeveloped land. The land in the area is on the market for a high premium. Not sure how to evaluate this. Any tips?

Hi, bigger pocket members,

I am a new investor in the Cocoa Beach, Brevard, Indian River, Volusia, and Flagler county markets. I just started investing a few months ago and am currently focusing on wholesaling properties. I'm really enjoying the bp podcast and hope to continue learning from fellow investors on here.
