I'm in Columbus. It's a bit embarrassing to just be getting back to you soooo much later, but life happens and I had to put this on hold. I have been looking at homes in my area and trying to really decide what strategy I'd like to pursue. The more I look and read, the less I think wholesaling is the route I'd want to go. I think either flipping and/or buying and holding as rentals would suit me better. I'd be happy to connect with an experienced investor in the area and learn from them in addition to my own readings and research.

Ask a realtor to get a listing from the MLS for you of all the cash purchases made in your market in the last year or so. Be sure to to offer to pay for their time, it shouldn't take them very long. Then go through the list and look for people or companies that show up multiple times. Contact as many of them as you can, some of them are potential buyers.

 Thanks a lot, Jesse. I will look into that for sure. Would that not be a conflict of interest for them, though? Is that not more or less giving away possible customers for themselves?

Hey guys, my name is Will. I have just recently moved to Mississippi and I'd really like to get into wholesaling, but I'm stuck. I have been reading up on ideas of how to find buyers and sellers and the former is proving to be a little more difficult. I have seen the newspaper ad suggestions, calling numbers on "For Rent" homes, the ghost property advertisement with bandit signs or craigslist posts, and the REIA meeting visits. Two of these are problems. I feel like the ghost properties idea is unethical and there are no REIA meetings in my area (Columbus in case anyone knows something I may have missed). What other suggestions or ideas do you use to find buyers?
