All those tips are really helpful, I will definitely use the recommendations in my applicant screening. My SFH is located in Oakland(Coliseum), so I will also check out Adobe Services. Thank you!

@Paul Merriwether @Brian Garlington Thank you both. I definitely want to keep my SFH. Its located right of 76th near the current Coliseum. I have not tried section 8, but I am definitely interested. Any advice you have would be amazing. I did some research, and it appears one of the preliminary steps is getting the home approved and inspected.

Hello BP! I own a home in deep east Oakland, and for the past three years it has been used as my primary resident. I am moving out, but want to convert this home into a rental property. I have heard numerous horror stories about problem tenants, and I want to do my due diligence and limit that risk. Can you please share your experience on finding/screening tenants? What are your thoughts on section 8?
