Another thought I had was taking out an "interest only" line of credit against the farm. This would allow me to invest in additional properties (and increase my ROI), while hanging on the farm. However, since I have two siblings, this might not be agreeable (or such a great idea).

My siblings and I inherited a small farm land that has been leased for for years. One of the 40 acre tracts generates about 5000/year in rent revenue. The land is debt free, and taxes are very low. Real Estate prices have soared in the last several years, and an acre of farm land is now worth between 6k to 8k. My thought is that I could get a better ROI by selling, and converting to another type of property or location.

Thoughts?

She asked me from the outset,  if my goal was to break even each month.   From everything I have read on BiggerPockets,  I know I should be looking for much better deals than just breaking even cash flow wise each month!

I am still looking for that first deal in Louisville, Kentucky.  I would ideally like to start with a duplex or four-plex.   I enlisted the help of a buyer's agent last fall.  However,  I feel that she just does not get investors. 

I think it is time to enlist the help of somebody that really understand the investor.   Any advice or recommendations would be appreciated.

I am curious how people found their first investment property.  Did you  find it by 

searching the MLS?

recommendation from wholesaler, rehabber, realtor, or some other way?

@Jon Holdman  a good reason to always use fake names on the internet.  Of course, I am sure nobody would do that on this site since that would violate the terms of service!

I respectfully disagree with @Joshua Dorkin  as well. Most forums and social networking sites DO allow deleting of post. Likewise they allow you to delete, hide, or inactivate your account.  I see no such option on this site either.
