I recommend changing filters every month. Air returns can be located in several different areas, so if the returns are found close to the floor, I recommend more regular filter changes versus a return found in the ceiling. You can also buy 12 packs of filters, date them, and have your tenant change them through their tenancy. Training them is key. Even putting a funnel and a bottle of white vinegar in the AC closet helps. Every time you change the filter, pour a cup of vinegar down the condensate drain line. 

Good idea, buy a 12 pack from the get-go and have them do it. I like the subscription idea. But I am thinking if I am doing this, then why not get one of those "all in one" maintenance companies that can service everything, not just the A/C units. I'm sure prices will be more expensive but aside luckily all of my appliances have been fine and haven't needed any maintenance aside from the A/C.

We order air filters and send them directly to our tenants once a year. The small cost well worth to keep the AC repair or maintenance bills low.

Don’t count on tenants to replace filters regularly.

My local houses I inspect quarterly and change filter and clean drain line while there. I also leave a spare cheapie filter. 

Luke, so you put the price of maintenance of appliances into their lease? I assume they do not own it?

Anyone recommended or do service on their A/C units for their rentals in the Tampa, FL area every 6 months or so? I've acquired a few properties and my major expense thus far has been A/C units "blowing hot air" and few hundred bucks later its fixed. 

At my own home I do early routine cleaning and maintenance which runs about 100$ a year, so wondering if this can be done every 6 months or every year to clean the drain pan, filter, etc. at what frequency?
