Hello @Rob Gillespie, I don't live near Beaver but In my traveling sprinkler fitter days I spent a lot of time in and around the Pittsburgh area as well as your home state working near Cleveland, Ashtabula (loved it there) and Napoleon at Campbell Soup (never ate canned soup again lol). Thank you for the tips and I will take you up on your offer on the contracts. I have collected several different copies but not sure I like any of them. I plan on using bits and pieces from them to create one that suits me and then it's legality checked out by an attorney for use in Pa.

@Steven Perre I had planned to attend the sale just to see how it all worked but wasn't able to make it.

Thanks @Kyle McCorkel, I found the Allentown, Germantown and Delaware county discussions but wanted to make sure I wasn't missing more localized information. I checked out your website and you provide much great information and I like your story, very inspirational to me!

Several members told me there were local forums that I could check out. I am new here so maybe I am missing something obvious but I can't seem to find any local forums for Harrisburg or Reading Pa areas in search or anywhere else. Maybe I need a Pro membership? Any help would be appreciated.

@Sadrud-Din Williams I will check out Door Knocking 101 for sure, thank you! I'm not scared of hard work and that's why I'm here, I'm not here to dabble I'm all in on REI. I'd be pretty darn happy walking away with $3k so making $216k would be a celebration!

@Andy Rumple as a newbie I am wondering how agree on a price sight unseen and would you sign a purchase contract without a walk through? I ask because how would you be able to give a solid price without seeing the house? Are you confident based on your contract terms?

@Sadrud-Din Williams thank you, wow 14 people gave you the nod to sell? That's incredible but I bet it felt pretty darn good. I have heard other people talking about door knocking as well, do you look for properties that looked distressed in some way or just go to certain areas and knock on every door?
