I have been reading J Scott's The Book On Flipping Houses and I love it! A question I have is, where can you find mailer lists? For instance, how can you find a list of homeowners who are behind on their mortgage, or maybe folks who have fallen behind on their utility bills so that you can send them a letter, knock on their door, or call?

Hey William, I think I can help you with this one. Let's connect!

Michael some help would be much appreciated! I am going to send you a message to your inbox with my email. I just got a Bigger Pockets account today so still learning the website!

Propstream is a paid service that I have heard a lot of good things about. Propwire is free but gets you the same information for the most part HOWEVER, I haven't heard much about the level of accuracy there. So it depends how hard you want to go. If direct mail is going to be your thing then propstream may be worth the $100 a month.

Daniel I am definitely going to check Propsteam out! If it is able to connect with the target homeowners then it would definitely be worth the money! Thank you sir!

@Derek Gutekunst Hey Derek just my 2 cents but DM is dead at least in my market, maybe your market is difference but through direct mail it takes way too long to get the same results you would get from reaching out to the owner via cell phone. No one mails letters anymore we are really all only on our phones or computers. DM maybe MAYBE gets a 10% response rate while phone calls and text messages have a 70% response rate. It's just more effective in my opinion and less time consuming. I don't know anyone in my market that only uses mailers but I have heard of some good deals coming from them but those are few and far between. I don't mean to deter you from mailing but just make sure that you are prepared to send out thousands upon thousands before you even get a hot lead.

 Michael,

I know this post is old, but I am new to BP and new to hunting for off market property in general. Where can I find phone numbers of home owners to text like you are saying? Thanks for any guidance!
