You should be glad they are moving out. Most Tenants will play you for everything they can. It is best to get them out of the rental immediately and then seek damages in court if required. Everyday they are not paying rent, you are hosting them for free. I had a tenant over the holidays who took complete advantage of the situation and I had go through the complete eviction process in the courts. The eviction took weeks and several hundred dollars. After that cruel experience, all tenants now receive their 3 day late notice on the 4th day of the month if they have not paid. Amazing how the late payments stop when you stick a 3 day notice on the door. I have an overly kind heart, but as a landlord I have found when I listen to it I have always found grief and empty pockets. Hope it helps William

Good Morning, BP members.

I am trying to become more involved in the Florida Real Estate market. I have a little experience in Buy n Holds, but would like to learn more about Flipping and Wholesaling. I have invested in the South Miami Areas of Miramar and Miami Beach as well as the costal area around Vero Beach.

I would like to learn more on obtaining deal funding through Hard Money lending or partnerships as I have a couple deals I am exploring. I would also like to meet like minded investors in my area.

As a newbie in this area, I wanted some feedback to avoid the traps and mistakes in using this style of lending on my first flip deal.
