I have not had any experience with Sonic specifically, but most of my portfolio is NNN leases and they are great. We have warehouses and lease to Fortune 500 companies. Very little management, they always pay rent on time, and even do their own improvements to our properties. Especially with a long term lease you cannot go wrong.

What Jaysen said is right on the money. I would definitely check with your bank, being it will be owner occupied you will have an easier time getting financing as well.

Definitely talk to an attorney and accountant. We have several LLCs setup that holds our properties. You can then consider the things listed as expenses and write them off. 

Most of our portfolio consists of warehouses and a few mixed use office buildings. We usually raise our rent 2% per year. We have leases that go up to 10 years, but our average is 3-5. Why not get everyone to pay utilities? Most of our leases are triple net. How much would it be to pop some windows into that unit?

Need a little help here. My family has multiple companies that hold real estate and one that annoys me the most is a C-corp. We have a manufacturing business and diversified many years ago by buying real estate. That may have been the best way back then to finance through the C-Corp but now we are getting killed on taxes. What is the best way to transfer our properties from a C-Corp to an LLC? both companies are located in New York State. They are commercial properties.

What banks are you using now?

 We have used mostly local banks but recently they haven't offered us the best rates and terms. I will look into M&T

I am about to buy another warehouse for my portfolio. Rather than doing a traditional bank loan I would like a better rate. Is there any banks in Upstate New York you guys know of offering better rates for commercial investor loans? Or anyone do hard money lending up here?

Hello all! just closed on my largest vacancy and getting ready to buy two more warehouses! Now that I have that off my chest I am looking at the smaller imperfections of my portfolio. I have a office building that has 1000 SQFT offices. I am almost fully rented but three spaces. I have a hard time finding tenants for them because agents are not interested in such small spaces. Most of my current tenants are craigslist found but is there any other way? What are you using to rent out your smaller office spaces?
