@Roy N. that's what I'm headed for. Artic char and maybe Greenland shark.  It looks to be a little difficult to book trips though. There is not a lot of info out there and really no way to research the guides.

My wonder lust is getting the better of me again. I would like to go fishing in the mountains of greenland.  I would love some first hand info of any kinda. Just travel info in General would be nice.

about the caulking around the toilets.....

Toilet wax ring seals begin to leak mostly due to movement of the toilet.  To stop this big stores and plumbing supply houses sell small plastic wedges that are used to remove any play a toilet may have.  Then I choose the proper colored tile grout, mix it to the thickness of peanut butter  and grout around the toilet leaving the back open to expose any leaks. Now you have a rock solid throne.

I think it's real when it consumes you and you realize the possibilities are limited only by the boundaries you set.  No one can put a number on that. One person can be content with 10 doors as a success when the next person needs 100 doors to feel success.  For me it was real when I bought my 1st place and realized what I was capable of.

I'm still acting as my own property manager. I communicate with my tenants through text. This is a written, recorded, time stamped record of every conversation. 

Get repair guys personal cell phone numbers. It's much easier to call them on weekends or after hours.

I always knock s little off the rent for Christmas. 

I don't lie but I am the manager. I never  tell tenants I'm the owner.

I have found a guy that deals in used appliances. He also makes appliance repairs for me. Last stove I bought was 125$ installed on the second floor. All his stuff is clean and works great.

Here in south/central Texas I have to keep a cheap used window a/c unit in storage. If the central air goes out then I can at least keep one room comfortable until the ac man can make repairs

I had mine split up and the city set a new meter. If all the pipes are accessible in the attic then it's not that hard to do.

if you find out anything different, please post it! I would still love to have one. It's a horrible racket though. To build on the coast (my part of the coast) you have to go through FEMA and the texas board of insurance. FEMA makes you use their engineers and their prices, tbi makes you use their insurance and pay their prices. Very, very aggravating.

once FEMA gets done with you it will be cheaper to build a brand new stick house. For some reason FEMA likes the idea of TRYING to build a house that can withstand a hurricane/flood while totally shooting down any idea of a house that can be quickly moved. I looked into this as a fishing shack build on the south texas coast. Cheapest engineer I found wanted 7,000$ to tell me where/how to cut in ONE window and door. The I had to buy a special hurricane door and window after hiring a "special" welder to cut and re enforce the openings. All said and done, one window and one door was going to cost me 15,000$.

I am a plumber and can tell you that a bid is almost impossible to do without seeing the lay out of the building.  I have re piped many houses using pex.  Material is relatively cheap and can be measured in 100$ on a 2 bath sfr.  The man hours and what has to be cut open/repaired is where the money comes in and is bid case by case. 

I would suggest that you replace what you can see and get to easily the make repairs as needed.
