I'm new to the REI field like many others I have decided to use wholesaling as a way to get my foot in the door. I have spoken to a motivated seller who is interested in possibly signing a contract and the property is a condo. Is the process pretty much the same? this may be dumb question but I just want to make sure I have all my bases covered also extremely excited to be getting a deal under contract. Thanks in advance for any responses I have already gained tons of knowledge from fellow BP members always looking to learn more.

Eric that is not a horrible rate you could possibly get lower like the others are saying it depends on a few factors. How is your credit? That also has an affect on the rate. I'm a loan officer out of California but my companies corporate office is there in New York. If you're still looking let's talk I would love to be of assistance if possible.

@Mike Cumbie @Elizabeth Colegrove @Rick H. Thanks for the input everyone I get what your saying. Of course I would have loved for it to work but I only want to do good deals that everyone can benefit from and this just isn't the one. It does feel good to be getting calls and going out to see properties at least I'm heading in the right direction. Can't wait to share my first success story with all of you!!!! Again thank you for the input truly appreciated.

@Elizabeth Colegrove being that I'm really new how do personal property buyers work? I don't have any experience with them but if that is an option I want to explore it. I feel like they do want to work out a deal and I do not want to miss out because I only looked at one strategy.

I'm working on a probate deal the seller is motivated there is a $340,000 mortgage on the property it needs quite a bit of work. The representatives aren't looking to make a profit just cover the mortgage lawyer fees and a few other accounts totaling about 375,000. A realtor friend ran comps for me and says ARV will probably come in around 450,000 based on recent sales, not leaving much room for repairs and assignment fee. Should I just let this one go? Or does anyone have any tips on how to get them to accept a lower offer to make the deal work? I'm a newbie so any tips would be greatly appreciated.

Hey guys so I think I'm going to be getting my first deal under contract. I've been building a relationship with the seller think she's going to go with me (fingers crossed). Does anyone have a title company reference here in LA? I've called quite a few and none seem to familiar or comfortable with the process. I would hate to get my first deal under contract and have no title company to complete the transaction. Any help would be greatly appreciated thanks in advance.
