A lot of our clients are using wash co. I actually think they are based out of El Segundo so that makes it somewhat convenient for your Torrance location. For 14 units how many machines do you have? Have you considered purchasing 1 washer/dryer and keeping 100% of the money?

Generally, we include repairs and maintenance and also anything set aside for cap-ex (capital expenditures) in our expenses which then effects the NOI and therefore the Cap Rate.
