I have a house on the market (former primary, was rental, now listed). If it doesn't sell I'm going to do some rehab work and keep it long term as a rental.

I have a really good interest rate 3.875% 30-year 20% down of $121k purchase price. The loan balance is currently $93,553, but no cash flow. See numbers below...

I'm interested in possibly refinancing to reduce the mortgage payment (increase the cash flow). What type of mortgage would be a good option? I can't increase rent by rehab/adding living space. The house is small and is maxed out, space wise. Any other ideas? Thanks!

Seems like a rental property (house hack) won't work for me. I'm not interested in a separate rental home. Does anyone AirBnB in Clemson or Greenville?

What can you tell me about Greenville? I'd be interested in knowing the good neighborhoods to live in and ones to avoid. Are 2-4 units an option in this city (A-B Class neighborhoods only).

I'm possibly relocating to South Carolina. What is the market like here? I'd be seeking the following:

  • 2-4 Units to live in with 3.5% down (A-B Class Area)
  • Property with option to AirBnB a space (separate from home)
  • Good property management/leasing agents

What are good areas of Anderson, Greenville, Clemson, Charleston?

With current housing prices and the age/condition of homes in Milwaukee, does it make more sense to build than buy? Many SFR in Milwaukee need $50k give or take of work and the size of homes are small. Anyone doing this? Not building homes to sell, but rentals. Homes that meet today's space, layout needs of renters. Areas such as Tosa, The Falls, 53222, etc (better areas).

Your team will outweigh which market is best. What city has a high quality PM, contractors, etc..

What do you mean by "active income?" Does that only apply to those who do not use a PM?
