Can anybody recommend an attorney who has experience working in the area of creative financing, such as owner financing, lease options, and Sub2 deals? Ideally, someone who's worked across all jurisdictions in the DMV. Thanks.

I think I've found a way to increase response rates by 5 - 15x compared to postcard/letter response. Very cool tech at lower cost. Happy to share.

One of the investors cited in The Millionaire Real Estate Investor is a local DC guy named Joe Arlt, who I had the pleasure of meeting last night at a symposium he held. Joe is partnered with Phill Grove from Austin, TX, a highly successful investor, mentor, and educator who has a fascinating approach to this business and one I will be pursuing. Check out his programs at loveamericanhomes.com and watch his free video presentation on his Mortgage Payment Assignment program, just one of his multiple approaches to solving a seller's problems and creating opportunities for us as investors. I'm taking a 3-day seminar with Joe and Phill here in the DC area in mid-August and I'll report back on my newfound superskills!

Hi all!

I'm hoping to relocate to either OC or LA in the next few months and trying to wrap my head around the respective investment markets. Can anybody direct me to stats sources that show # sales and avg prices in each of the neighborhoods/markets that comprise the greater LA area? Ideally 2014 and 2015, and maybe 1stQ 2016? I'm most interested in determining the most active submarkets since it's such an enormous area (how do you eat an elephant? One bite at a time)

I'm leaning toward wholesaling to kick off my efforts but hopefully plan to transition to fix and flip properties, maybe longer term rehab/rent/hold for appreciation plays next year. I look forward to meeting folks I can partner with for the collective greater good!
