The pros are not needing to rehab properties before selling them.  

The Cons are you need an extensive network of buyers you can reach or you'll have trouble selling your deals.  You will be unable to sell properties you get under contract, and this will leave your sellers in a bad position and give you a bad reputation.  This is a common problem for the newbie wholesaler.

If you are looking for growth in your business, then the more you re-invest and the less you take out, the faster you can grow. The more profit you take out, the slower the growth without borrowing and borrowing equates to more debt which equates to more cost/less profit and more risk.

The tax benefits is also another thing we're trying to figure out to!

I like the idea of 20% towards payout, 80% back into the business.

My best friend and I are going into business together to start our real estate investing journey fixing & flipping properties, as well as other investment matters. We're creating our operating agreement, and need advice on how to set up our profit distributions after covering all overhead costs. Any amazing advice is greatly appreciated!

What profit percentage split do we pay ourselves after each sale?

What percentage of profits do we put aside to reinvest back into our company?

What percentage do we save in our emergency reserves?

What percentage do we save for our tax liabilities?

What percentage do we save for over-budget construction costs?

How often should we pay ourselves?

Do we pay ourselves the remaining profits at the end of the year?
