Hi Greg, 

I'm in Pagosa Springs. Of course I am a little partial to it, but it is a gem. There is a ton of development going on here, including some large development plans for the downtown area. Elk park is west of town, and generally things get less desirable west of town towards "Aspen Springs", Elk park may be an exception, it is pretty nice. I have not found any investment minded realtors here, but have a few I like. I work in excavation and know many contractors, let me know if I can be of help.

I've come across a deal listing that has a forrplex and a home in one listing. Can I use a conventional VA loan on this. Appreciate you insights.

Hello everyone, I'm constantly looking for for deals on the western slope Pagosa Springs/Durango area and have yet to find something that qualifies for even the 1% rule. Are rentals in this market just not feasible? Anyone in this area who can speak to the market here?

i have been talking to a lender here who claims to have put together a va rehab loan. It's called imortgage. 

-up to 35k in rehab costs 

-still has to meet certain va requirements 

- need oversight of licensed GC 

Like I said I have not done this yet so I'm not sure how reputable it is but it would be hard to beat a 0down va loan!

I'm working on my first project here in colorado springs, a two family with a detached dwelling in the downtown area. I am looking to network with a property management company or investor/landlord who can school me on a few questions i have about potential rents, strategic upgrades/remodeling. Any takers?

Thanks for all the replies, I will continue to shop around. For all in Colorado springs, is anyone seeing fourplexes that meet the 50% rule? I have yet to find one, thats probably not saying much though.

Kyle Myers I would like the single family idea, but have agreed with the wife that we will be in our own unit, and in a decent part of town. 

Lastly, I didn't mention this but ill be using 0 down VA Loan, so how important is the 50% rule with 0 down, it seems it would be dependent on the down payment amount.
