Hey Mason, We are new investors as well in Gilbert. We are still in the learning phase and not quite sure what exact route or market we will be getting into. We are leaning towards using the BRRRR strategy for Long Term Rentals in single family or multi family. We are even considering short term rentals. Would love to connect with you

My wife and I live in Gilbert and have not actually invested in anything yet.  I would love to attend one of these meet ups soon if that is okay. It would be our first one and it's pretty intimidating but you have to start somewhere I guess!

Hello BP Family,

Curious how everyone goes about finding a good Heloc. Rates seems like the obvious thing to look at but what else should I be looking for or looking out for? What questions should I be asking?  Is their a reputable site where I can compare them? Which bank or credit union have you had good experiences at

The loan would be used to pay down high credit card debt and then after we get our finance in order we will use it to invest.

Hello BP Family,

I have way too much credit card debt from previous bad choices and spending habits. We are working on cleaning that up with a budget from ynab and selling off liabilities like our toyhauler and side by side. But I also have been thinking about what I can do part time to get a lot more aggressive and paying down the debt. I know this community is full of hustlers and go getters so I figured you would be the best people to ask. 
I am also considering a HELOC as we have a lot of equity in our house but would much rather use that to invest.

Hello and welcome to Bigger Pockets! I think you are in the right place to learn! My wife an I are just starting our journey and have been just trying to learn everyday. That's what I would recommend. The more we learn the better idea we have for which route we want to go. There are so many ways to do this so it is easy to get overwhelmed. Just keep listening, watching and read as much as you can and your vision will start to take shape. We listen to podcasts, watch webinars on here and their you tube channel and bought a few of their books from Amazon that you can also get here at the "Bookstore" tab at the top.

It sounds like you are headed in the right direction after a rough patch. I was in a similar situation 7 years ago so I can definitely relate.

 Much appreciated Lawrence! I am really starting to wrap my head around this great community and what it has to offer. I listen to BP podcasts everyday and have read several books over the last few weeks and have learned a lot already. Will be selling off some items not in the asset column to accelerate paying off debt.  Thank you so much for the response and feedback!

First rule of equity would only be  used to build new equity or to invest in cashflow producing assets.
