Hi  Brian,

I am interested in checking out these charts you have created. Did you post them? I don't see a link or an attachment.

Thanks,

Mac

@Taylor L.

Hi Taylor, I am in Richmond. I am looking to acquire my third rental. I have 2 SFR so far. I would love a multifamily property but haven't found my next deal yet. I would enjoy learning from more experienced investors like yourself. When ND where is your next meeti up? Thanks, Mac

Hello BP,

I am a newer buy-and-hold investor. I have two in my portfolio and now have capital to acquire #3. I am looking for a local/nearby property. I live in Henrico/Lakeside. I am looking on MLS. I would be very interested to meet and work with a wholesaler. Please contact me if you are interested in doing a deal.

Thanks,

Mac

I am finalizing a deal with my cousin who is an experienced investor and professional property manager/real estate broker. She has acquired a fix and flip property recently in WV where she lives and works. I am looking to use $100k of my primary residence's HELOC to invest (of a total of $130k capital she has raised for this deal). I have invested with her before ($10k and $5k on previous promissory notes) and she has delivered as promised. I have a great relationship with her that extends beyond business. Being that this is a large chunk of my home's equity, I want to ensure that we have some protection in the transaction. I have asked her for such and she has delivered me a Line of Credit Deed of Trust document. The property is being held by one of her LLCs. Is this sufficient security for my investment? Thanks for your advice!

I am new to Bigger Pockets and new to BRRRR. I am looking at a 3bed/2br 1600 sq ft short sale property in Richmond, VA that looks to be a good deal. Asking price is $89,500. I am estimating a $20k rehab/update budget with an after-rehab value of $150k. Rent should be $1200. Running an analysis with the BP calculator shows a +$350 cash flow.

Can anyone advise to the best way to find money for this BRRRR? Is this a discussion board or a marketplace question? (I am not familiar with posting to BP.) What should I be looking at that when I am considering making my offer?

Thanks for any guidance or advice you can give a first timer.
