Post: Florida: Build versus buy in Fl

I am in process to moving to FL.  I am looking at primary residential for myself and 2-3 multi families in areas north of Orlando and areas within a half hour of Tampa, just off the beaten path kinda places.  Does anyone have “data” on sold price trends in both?  My time frame is mid to late fall.  I’m also looking at builder prices (I buy land) and want opinions and info on price ranges for builders of both residential and multi (example-a quad) with a little land. I want to analyze buy vs build for residential and multi in those areas.  Any help on these topics appreciated!

Hi Stephen.  Thanks for your information.  I’m going to be in the Tampa area the second half of my trip.  I have a college buddy that moved to Tampa a few years ago.  He is going to tour me for 2 days the weekend of the 20th and 21st.  I will be coordinating introductions Monday the 22nd.  I am staying in Leesburg (central to my explorations) and could meet somewhere between Leesburg and Tampa.  My trip to Tampa will include Towns like Wesley Chapel area, along the coast to Spring Hill and Wakee Wachi, as well as areas east of those (Ocala north to Gainsville).  My investigations around Wesley Chapel up the coast are mainly for a primary residence.  My trips inland are for investment properties.  I am not in my buy windows but will be starting in September.  Right now I have no meetings with a Tampa/coastal resource as of yet.  If you’d like meet I can make myself available around 9am Monday the 22nd.

Hello.  Looking for insight, readings, websites and general resources to learn about self managed IRAs.  Process, legal and tax best practices, do’s and dont’s, funding, etc.  I am only 9 years from retirement and see some opportunity for me to leverage assets held in IRAs.  I’d like to cash flow back into my self managed to pay down the assets etc.  Advice etc welcomed.  I’d like to read and research before I speak with legal or real estate tax experts.  Thanks!

Hi Christopher. I've lived in NH my entire life. I am bass fisherman, snowmobiler and love the lakes region of NH. I agree with the user that talked about seasonality. You do have a lot of variety in NH ranging from lake rentals, to foliage locations, to snowmobile and ski accomodations. I've looked in NH for an area and opportunity that would cash flow regularly and it is hard to find a property that does so year round. Proximity is key. If you buy in an area around Lake Winnipesaukee or Winnisquam you may find the ability to rent to STR folks that want the lake, to skiers-Gunstock ski area is in proximity to Lake Winni, and there are some ski mobile trails a bit north of Lake Winni closer to Squam lake. I am not sure of the pricing, nor the best towns for STR but I do like Wolfeboro, Alton, Gilford and Meredith, and Moultonborough. Please note that snow in particular has been scarce the last few years in the lakes region, which means snowmobiling and skiing the past few years has been more north (Maine). That would definitely affect your ability to rent during the winter, if the winters continue to be mild.

I need an analytical person, straight forward, responsive and detail oriented. Tampa is one of 3 general areas I am exploring. I will be IN Florida starting Saturday May 13th-Sunday May 28th.  I'd like to meet you in person while I am on my trip.
