Post: Is Cashing out my 401k to buy a duplex a good idea ?

I currently own and live in one side of a duplex I picked up just over a year ago. I am anxious to purchase another. I am strongly considering cashing out my 401K in order to be able to afford the 20% down payment that is required on my next duplex. 

Is this a good idea ? 

I feel that after listening to the BP podcasts for that past few months that I am convinced I would certainly have more control over the return on investment by purchasing the duplex. However, it hurts thinking about giving up over 30% of my 401k to fees and taxes. :(
