Great job. Now its time to rinse and repeat. What is it with contractors? It's hard to find good ones. Thanks for sharing your experience with us. Its awesome to see beat up houses come back to life. Keep up the good work.

This sounds like a unfinished new build. In my area if a new build doesn't have siding\brick it won't have sheet rock yet. At most it might have the rough in done ( plumbing and electrical). Another thing to think about is the HVAC system.The good thing about it is you know that everything in the house is new. You will want to know more about it before you jump in. Cost are hard to determine depending on the finishes picked. Good luck on the deal, and let us know how it turns out.

Wow what an experience. Well at least you were able to survive the ordeal, and came out of the deal able to invest again. This illustrates the importance of having the right team in place.  It's hard to find a good contractor in the metro area. I just finished my first flip, and the contractor I had quoted 3 months but took almost 7 months to complete rehab. You know what they say, what doesn't kill us makes us stronger. Best of luck with the court case.

Welcome Richard. I just finished my first flip, and ready to move on to the next one. I am also planning to start buying and holding. I was wondering are you with Foster Homes up there in Edmond? I know a clean-up guy in that area, and thought I have seen those signs up in that area. Regardless welcome to the BP community.

Hi all. I'm a new investor, and just completed my first flip. I learned a lot in this first flip, with the biggest take away being have the right people working for you....which I did not. The house was quoted to take 3 months, but took my contractor over 6 months to complete. Needless to say holding cost and overages ate my lunch. While the house wasn't a complete success it wasn't a failure either, because I won't lose money on the deal and have learned a lot. I won't let the experience detour or scare me out of REI. With that being said I am now looking for recommendations for a good renovation contractor in the OKC metro area. Also do you guys find it better to have a general contractor take care of most of the work, or do you have many contractors work on your properties (ie. dry wall, trim carpenter, painter). Just curious how other investors are using contractors. Thank you guys in advance.

Welcome Sarah. Its good to see a fellow Oklahoman posting. It looks like you have built a great foundation to help you reach your goals. I come across houses in Ardmore on the MLS from time to time. Do you own properties there? I am still learning REI, and just finished my first flip. The Bigger Pockets Podcasts have been a big help for me as well. Best of luck in your real estate journey.

Great job Mike. Looks like a home run to me. You must have done a great rehab to pull 16k over asking. I have heard that Denver is a tough market to be in. It sounds like it sold quickly after listing, but for giggles can I ask how long it was on the market after you listed. Anyway, great job, and it sounds like you are well prepared to rinse and repeat. Best of luck on your future endeavors.
