Are you looking for flips or rentals?

I live and flip in SoCal but do 100% financing on loans for flips all over Cali, including up in NorCal quite often and see investors pull down some great numbers.

Leave no stone untouched, you never know who in your network might be interested in investing in real estate. 3 flips of mine came from a waitress who overheard me discussing house flipping with my aunt who I was having lunch with.

There are institutionalized ways of getting unsecured funds to use for investment purposes. I've gotten some of my clients up to 150k in ''gap funds''.

Whats great about these types of programs is you dont have to wait on a tire kicker investor, or a lender to appraise a deal and wait on their thumbs up or thumbs down. Totally unsecured funds, can be used along side a hard money loan no problem.

The downside to them is that these types of programs are loans (not an equity partner) which means if the property sells at a loss you still need to pay back the loans. On the other hand you do get to keep 100% of the profits. And this is not free money. 

Either way there are a lot of options out there.
