Basically what the title says.

How do you go about finding off market deals, and what works for you in your market?

If you’re knocking on doors, what are you looking for before you approach? What is your approach?

If you’re doing direct mail postcards, what do you say, and how do you pick who to send to?

Etc etc.

What is your method of finding deals that don’t have a sign in the yard?

I like how you’re thinking. I used to work as a carpenter for a Portland house-flipper and it was a very interesting experience. I can forward you his website if you would like to take a look in a private message.

I have actually just started using the “90 days of Intention Journal” and have been enjoying how it lays out goals for me in bite size portions. I have started a one-on-one accountability group with a lifelong friend of mine (he isn’t necessarily real estate driven, but we still use each other to hold one another accountable for our own personal goals). It’s hard to find time to get out and meet in person, so I definitely recommend finding a goal driven friend to schedule a weekly phone call with and maybe start that way to alleviate time constraints.

I would be interested in hearing your goals for getting into flipping since I also wouldn’t mind getting into it myself.

That’s awesome to hear you’re in a similar position as I am, Mark.

I was thinking of going after either rental income or flipping. Will most likely end up doing both. I haven’t decided where yet because, I’m sure you know, Portland is a bit of a hot market. Finding a place has been kind of a waiting game but I love my city and I know it’s good to invest where you’re familiar with.

Hello there

I am currently in the process of learning to analyze properties and currently on step 1 of that process.

My question is, how did you go about learning to analyze potential rental properties and estimating rehab costs? What are some good books/tools you use to help you with this process?

I have already purchased the bigger pockets “How to Estimate Rehab Costs” book and it should be here soon, but I was curious what you guys have to say about it all and advice you have for someone just now learning how to do it.
