A duplex I am looking at has a furnace and water heater that will need to be replaced in the near future. Would you ask for a credit on the deal for the cost of replacement? It’s my first time experiencing this so not sure what to do.  Alll thoughts appreciated!

I live in Hong Kong and invest in the states where I am from. I can get a 100k personal loan from a HK bank at 2.6% interest for 36 months.

What is the forums thought on using this as a down payment on a rental in order to keep personal cash reserves?

Hey all,  Thinking of investing in a property in ZIP code 46226 around $80K.  I am out of state and don't know much about Indy or the area.  Current rent is $875 with a high cap rate ~7%.  Any thoughts on the location??

Thanks for the info! I am looking for a buy/hold and rent strategy.  The house is on Sunbury Dr near the Goodwill.  The numbers look great but i am also thinking aboutn long term appreciation which I am not too sure about in this area.
