On one of the recent bigger pockets podcasts, they had a superb point; money in a house cannot be used, where money in the bank can be used.  I personally feel it would be great to have no debt owed with how everything is trending, especially if you needed to pull out $200k in equity to cover a spread, a loss, or another investment.  At the same time,  I would love to have money in the bank so I can purchase a new deal and not have to worry about getting a Heloc, loan, or refi started and waiting days or weeks to get the available money.  30% equity left in a home is all I will be aiming for with maybe 1 of 10 properties paid off down the line for an emergency nest egg.

@Whitney Hutten I’ve looked into Carmel as I know that is a very affluent area, but I think most of the properties are out of my initial budget at this point sadly. I’ve found some fixer uppers there but those go before I can even get an agent on the phone!

@Jesus Garcia appreciate the input for sure. I just wanted to start in areas I’m more familiar with for an extra little comfort factor. I’m not opposed to areas that are a couple hours away from Austin, just unsure of a lot of those areas like San Marcos up to Waco etc.

@Garrett Cannizzo would love to connect about St Joe county area with you sometime. Do you live up that way?

I’m personally not a huge fan of Elkhart with their given unemployment rate and some issues family members have had investing there in the past. I know there are some super awesome areas of Elkhart as my mom lived there for 6 years after all the kids moved away after high school.

@Jean Sanchez I really love South Bend ... obviously it was the only thing to do near my small town growing up, but now things are slowly progressing around there so it’s a great area I think for future investment...especially with 5+ universities or schools within 20 minutes drive. How do y’all like the area so far?

Crazy about Austin and selling that property in 02! You couldn’t even touch a complete demo and lot for under $200k in that area.

@Danny Webber I’ve honestly tried to find one for over a year now. Most people in Austin area are too busy to even consider giving advice or a mentorship. Several I have found outside of my area just seem sleazy and want $2500 before they’re willing to even tell you what they have to offer. If you know a good resource to locate one I would happily do so!

@Emanuel Ohunwu I have looked at towns around the Austin area like Pflugerville down to San Marcos a little bit. The homes are still mostly mid-high $200s and I really didn’t want to put all of my investing into one home at this point. I do need to look into San Antonio more, it’s just an area that I don’t know which part of towns to go for or avoid as all wholesalers just tell you this areas blowing up and going to appreciate like crazy and you drive down there to see an area where it would be the only house within 5 miles that’s in decent shape.
