Recently a friend of mine (another BP member) and I have decided to partner on a new REI venture in the Midwest. We both have REI experience on our own but we're going to work together to scale at a quicker pace. We want to make sure we're doing everything by the book, so we have hired an attorney, stated an LLC, we're getting a CPA, and I'm interviewing Prop-Managers next week.

I'm looking to see if anyone on BP has business documents they'd be willing to share as a reference for me while I get all of our shared and back office documentation together.

IE: Meeting Minutes spreadsheet, RE Inventory spreadsheet, anything else you think we might be missing.

PS: If you know any good Prop-Managers in the Cincinnati market I would appreciate those contacts too.

I’ve been investing in my 401k for over a decade now and have taken very little interest in it. I want to be more hands on but the truth is that sticks and bonds don’t capture my imagination enough.

Another issue I have is that I’ve seen better returns on my 12 months of RE investing than I see on average in the decade of my 401k.

Who here does a Self Directed IRA for real estate? Pros? Cons? Do you buy properties out right, or use the SDIRA for down payments only? Do you use your IRA as a private lender?

I know there are a lot of meetups around Cincinnati, OH. However, for those of us who prioritize family for evenings it’s impossible to get to any of them.

Given that a lot of people are working from home right now (I do 100% regularly). Would anyone like to have a regular monthly meetup during the week between 8am and 4pm?

The rental came 5 months after we sold the house-hack and purchased our actual home.

We bought our current house December 2018, sold the house-hack March 2019, bought our first rental August 2019.

Currently looking for SFM and MFH in Cincinnati market to expand portfolio.

@Ryan Hazelwood it was nice in ready but dated. Needed newer windows, some updating to a couple rooms. I watched the markets for about 12 months and bought as the interest rates bottomed out. So we purchased when rates hit 4%.
