@April Crossley Thanks for the tip, I'll have to test out the professional letters on one some of the mailings.  It seems like your getting a good response rate from them.

Wayne Freeman ya I'm expecting a lot of no and just hoping for a couple yes where the numbers make sense. Seller financing is a great financing method, are you getting some of those deals from targeting owners who have there property free and clear? And thanks I wish you luck on your deals too.

Cody Alexander Claire Trammell Not sure if them being a local direct mailing company has anything to do with it. But 700 pieces fits all three of those requirements for me. Also does yellowpages mail nationwide?

@Wayne Freeman Yes, I plan on wholesaling the multi's to build capital.  This way once I have enough capital for the down payment I will be able to have good deals coming my way.

@Claire Trammell Thanks, I plan on sending them once a month for 6 months as my first trial.  Also I was told by a mailing company that 700 was a odd number.  They said I should either go down to 500 or go up to 1000.  Do you think this is true?

I am currently getting ready to send my first direct mail campaign.  I intend to send mail to 700 multifamily properties owners.  These properties are located in a part of a city that contains 3,000 properties.  I was just seeing if anyone else has successfully mailed to just multifamily owners before.
