I love technology, hands down, however.... talk with your attorney on this approach first.  You may need to add additional language to your contract for what is called "digital signature".  In many cases a digital signature is not always legally binding, and can be fought in court by claims of "they photoshopped my signature on there from some other document I digitally signed".  So make sure you check out, I know it can be done, but there is a specific way it has to be worded I think.

You might also reach out to an investor here in Indiana in that properties area for a "boots on the ground" rehab inspection.  Everyone says their home doesn't need much work.  My house doesn't need much work, but I know I would like to put about 20K into it to have it nice.

This brings up an interesting thought I just had.  Has anyone considered getting the digital thermostats and having them set so they can't go below a minimum temp? Not sure if something like that even exists in that setup.

And seeing that you've asked the same question here 2 months ago with your first post on BP and you're only on post 14, you obviously only come here to try to find support for your situational ethics.

 Bad analogy to make. Speeding is the number 1 cause of automobile deaths, and crashes. How many people have died because of a bandit sign? Just saying. :)

This post is screaming for the "Due Diligence" example finger waving. Aside from that, how are you looking to acquire the property? All cash offer? Seller Finance? Personal funds? PML? HML? Second, you can avoid the tax lien by bringing the taxes current before they goto sale in May. You will have to find out if the actual owner is even interested in selling first and foremost. You will need to find out what the comps are, estimate rehab cost, holding costs, profit margin, and then subtract the back taxes due to establish your offering price. But make sure you are dealing with the actual owners of the property this time.

As for the $12,000 you have been swindled out of, obviously I would put a stop payment on the check, file a fraud complaint with the bank, and get a lawyer/LEO involved.  I am sure you are not the first person they have tried to cheat.

Well, just my opinion, no real estate license here, but I would think a google search for real estate agencies should help. You will be able to tell the big firms right off the bat.  Another susugestion to find smaller real estate firms would be post on Homes.com that your looking for smaller real estate firms.  I am sure you will get a few replies.

@K.D Neider You will need to research the comps in the area, and all the costs a buyer will deal with (holding costs, closing, etc), and your profit margin. Then if you get a call and look at a property, you can estimate the rehab costs and are able to make an offer on the property on the spot, as you have done all the other math already.  

I recommend this approach so you don't offer too much for the property, you can make an offer on the spot, and as most buyers like to see some level of "due diligence" on the part of the contract holder.

As a WH or Rehabber, you have the "burden of proof" I like to call it, you have to prove the property is worth the investors time to check out the property more in-depth for them, and you need to show that the property is priced right (either for yourself or another investor).
