Awesome! That’s good advice I’ll check out the calculator. Yah, I have some bids coming my way but it’s looking like the bang for the buck is not quite there

Keep and rent brrrr but sort of live in for this one plan is to do a few this way then start purchasing second homes etc… I do want to get money out at some point if possible and if rates ever go down

I don't have a perfect answer for this given situation but I would typically advise staying away from bathrooms as a form to improve a house or the value of the house unless it is very cosmetic. Plumbing is expensive and rather focus on homes where you can easily/cheaply add square footage -- i.e. converting a garage into a bedroom/more square footage, converting a shed into a 2nd rental, etc. 

Yah! The lot is 1 1/2 and has a pole/ free standing garage. Long term would love to convert that to a small studio. However I have a mini garage with a full bath/ ac in the back. I’ll try my hand at air bnb with that. I have a primary home loan so will need to live in the main house with the family the first year. Should be interesting… excited to get started. Nervous about everything haha.

Hey all! Recently brought  my first investment property. Originally planed to make it a 2x2 but now having ran into some complications. Old gas lines in this wall, steal 4” soil pipe through the house, load bearing support, moving electric etc… there may be a bit more to pay for than originally intended. Feel a bit stuck on how to make a decision on what to spend on. Any advice. I do know it would rent either way. Could get around 200 more a month 2x2. Here is the existing bath… the other option is of course just make this new and nice.
