Or this is more like a mobile home?

If the bay area cities allow this to be built as ADU, I will be interested.

The foundation is a pier and beam similar to diamond piers. We do have options for a monolithic concrete foundation as well. The whole foundation system is modular and installs in 1 day.

We do meet state and city requirements and have approvals in Sonoma, Marin, and a few other counties as well as working to get approval for a primary dwelling in Mill Valley and Fairfax.

The structure can be disassembled and moved easily because of how it's designed but it's far too big to be considered "mobile".

This is absolutely approved as an adu in several counties. I'd be more than happy to take a phone call with you to discuss all of the engineering and building science behind the project. I'm very proud to be a part of this project and can explain every detail easily.

What material is the exterior, any idea how long it's supposed to last?

Do you have a sq ft measurement of the footprint?

The exterior cladding/panels are a proprietary blend of bio ceramic/ mag ox. Regular concrete is very heavy and produces carbon leaving the building with a large carbon footprint. The magox blend does the opposite and actually sequesters CO2 over it's lifespan.

The required footprint for installation is roughly 25' x 25' however the structure is roughly 20" in diameter and approximately 18' tall.

Interesting stuff. How much more does the pre-plumbed option cost? And the fully furnished option?

I checked our installation price list and the pre-plumbed option is $4000 for grey and black water plumbing in addition to hot/cold plumbing with a hot water heater. All of the plumbing is sealed and pressure tested.

The fully furnished option is $110,000 completely installed. Standby for concept photos.

Very cool project. Please keep us updated on progress. Couple questions,

How much are these expected to sell for?

What is your target market and their intended use case for them? Short term rentals, tiny homes, etc?

Excellent questions.

There is a base model that includes white glove installation with minimal site prep that starts at $64,000 with addons that increase in price from there. Addons like a bathroom, loft, kitchen, storage, etc

There are several intended markets but primarily being STR and LTR including glamping opportunities. The structure is technically able to be moved by a simple disassembly process and the installation can be completed in as little as 4 days with the installation crew.

Some of the key details are that our materials are sustainable, recyclable, healthy, use building science, and our exterior panels sequester carbon instead of producing it like traditional concrete. Not to mention its fire proof for all of the California fires that go on.

Fantastic!

Id love to share our ADU project with you to see what you think.
