I'm looking to get into my first investment property and have been pulling the trigger on a few properties. I am currently under contract for one and just had my home inspection finished. I'm curious what are some major red flags that pull investors from a deal? Thank you.

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $137,000
Cash invested: $8,000

Bought my first home. A starter home, single family residence. Looking to add more property and eventually rent this one out.

What made you interested in investing in this type of deal?

Wanted to start working on building some equity vs paying a landlord. I wanted to own my own space .

How did you finance this deal?

Conventional loan.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Real estate agent. Lender.

Thanks for all the feedback. I like your idea @Remington Lyman of "Entrepreneur". I also like yours @Nicole Heasley Beitenman, keeping it real simple. I feel like there's a mix of both younger generation to capitalize on social media networking and older generation who still likes to receive cards. I'll definitely be making some. Thanks so much. No not currently. We tried for a couple duplexes but got outbid. It's a single family home.  My long term goal is to own multiple multi unit properties. I would like to landlord. I would be open to house flips later down the line. As well as hard money lending. My current goal this year is to buy my next property to rent out. Don't have a lot of capital. Saw a few homes around 10k - 15k which is around my current budget range. But like I said, with me being new, I could end up learning something else in the trade.

Hey guys, my name is Will Bentley. New to bigger pockets and real estate. Meaning, I just bought my first house new. Hoping to learn as much as possible. I recently joined a real estate association meeting and one thing they asked/told me was to get business cards made with my name on it. My question is, since I'm still new and learning what kind of business card am I getting made? Meaning, I'm not a contractor or hard money lender, so what would I put on my card? Appreciate any responses and thanks again, can't way to learn.

@Doug Smith HUGE help. I'm actually going to set up an Excel sheet now just to start to get a feel for what you are saying. @Dan Barli I have not set up parameters as I am just getting started into the business. Do you have any good points where to start or how I can possibly follow someone, even help, just so I can start learning? I appreciate all the feedback guys.

I realize that every one's situation is different. I've heard people offer land contracts, I've heard of something where they take over the payments and the seller of the home pays the investor.
