@Jeremy Jackson Yeah, I need to update my calculator.  It's one that I created when I first started to analyze deals and some of the values could use tweaking.  I think this place makes sense for me, but I could always use another set of eyeballs!

@Bob B. Yes, complex is about 80% renters and no rent restrictions. The funny thing is, there have been NO, sales in that complex in almost 5 years - at least none that have been sold through the MLS. I'm wondering if that's a good sign - just a complex full of cash cows that no one wants to part with. :) Nearby town home complex isn't good for comps. They are much nicer and sell for 150k+. I'm having a hard time tacking a value to this place, but I think 65K is probably close to fair market value.

Norcross, Georgia that is...

This would be my first deal, so I'd love to get your input on this.

I have a friend who rents a town home in Norcross who has a TERRIBLE land lord.  I know that she is willing to sell the place because she has offered to sell it to the tenant several times for 65K.  I don't think it's worth that much, but I ran the numbers and even at that price, it seems (to me at least) to make sense.  I will not purchase it at that price - I'll try to talk her down to something reasonable - but tell me what you think of the numbers.  The "Bottom Line" numbers are, fittingly, towards the bottom - Cap rate, cash on cash, etc.
