Hi there. When it comes to lease agreements first you need to make a list of what you don't want your tenants to do. Then bring that to your local real estate attorney and have he or she draft up the lease for you. It will be so worth the small fee to do things right. Legalzoom I believe is nationwide and they might have a sample lease for you to purchase. But whatever you do, spend an hour with an attorney and get it right. Best of luck.

This was helpful @Doug Pretorius , Thank you! I guess my issue is i need to fully understand the process before presenting it to the seller. The sellers pain point is to move out of the area by December, in which he wants nothing to do with this area once he's gone. We've listed the property for sale with no interested buyers in the first few weeks. Truthfully the home is over priced.He's not willing to budge on price truthfully. So this is a  (if the home doesn't sell how about i take over the mortgage) We talked previously about him still owning the property and renting it out while i property manage, but id rather own it if i were to put in that work. 

The home has equity in it purchased at 279k and Comps are at 370k, we've listed for 450k. 

This is a good work friend of mine so i do want him to come out happy with whatever the route is we take. 

With that being said how much would you offer above what is owed on the house? which is probably 265k left?

Well moving is an option! I'm not ruling that decision out. I've been keeping my eyes peeled for a duplex or even a home with an in-law quarters in my location. Ready to jump on it and if it's a new primary residence I can use my VA loan to attain it. That's honestly my main focus is finding a multi family.

@Michael K. You're suggesting sell and 1031 into a larger estate ? That is an option but I'm leaning more toward a HELOC. I see interest rates going to rise mid next year so I think my best option would be to wait till my roof is updated and with solar and take out a HELOC on the property. To prepare myself for what's about to come. I haven't made any other moves other than just updating the property.

Yes indeed, as there isn’t that big of a seen in the lemoore/Hanford area I have a small community of investors here that I’m involved with and individuals starting out. I do work with a great brokerage aswell: Help-U-Sell real estate!

Hello all,

I’m a new real estate agent who learned about real estate investing while on the journey of attaining my license.

I’m seeking other local investors/lenders in the area (Hanford, Lemoore, Visalia) because it seems the BP community here is very minimal.

I’d be willing to create a group if none exists in which we can get together.

I currently own one house but looking for my next property! I used my VA loan to attain this current home and am really looking for a route to take to purchase the next. Any information would be appreciated. I.e private investors possibly seasoned in the field.
