144 Willow View Cir, Anchorage, AK 99504.  

Ask for: $751,900 

New construction (2016)

4-plex, 3,984sf, with 7,800 sf lot.

Price/sqft: $189

Lot value: $80,000

Construction cost should below $150/sf if this builder want have some profit.

Am I right? 

Any owner builder/developer/GC share your knowledge on the Construction Cost of a new residential house in Anchorage area? assuming a 2000sf, low-end rental duplex.

Exclude land cost, I thought the cost for a low-end single family house is about $100-$120/sf. But a designer corrected me yesterday it minimum cost $200/sf for a low-end, and $250 on average, may up to $325 for high-end. I am speechless now.

I've started investing in Anchorage from last year, and bought condo & 4-plex.  Properties that meet 1% role (gross monthly rent vs. sales price) is rare in Anchorage, unless you really want deal with class D/E renters.  I am looking at 0.8% above.   

BTW, I am really interested to meet some REI friends in Anchorage. I searched and found several said REI/Landlord clubs in Anchorage. when I call those phone numbers, none of these actually in the service. :(.

What is minimum COC return for a decision making?

Condo:

Purchase Price: 190K

 25% down+Closing= 52K

Mortgate: 700*12=8400

Expense: 600*12=7200

Rental Income=1600*12=19200

NOI=3600

COC=3,600/52,000=6.92%

Is this a good buy?  

In Achorage, AK, 190K condo rent for $1600/mon, 250K condo rent for $1900/mon. It's hard to find COC >12% deal. Am I right?
