Whenever you feel that you're ready for out of state investing, Chattanooga, TN would be a great place to invest. Volkswagen is investing heavily in the area over the next few years. They're shooting to roll out their first electric car from the new plant (the first of their electric car plants in North America) by 2022.

Have you decided what type of neighborhood you're looking at or if you have anything you're not willing to trade? These, plus your budget can help narrow down your field (maybe you want a 3 fam but will settle for a 2 in a better neighborhood, or you want more bedrooms by a college, etc).

Hi Steven, I haven't done a whole lot of research on neighborhoods just yet. I'm not too picky about where I would be living as long as it's ~30 mins from the city. I was thinking of targeting 2 or 3 families in up-and-coming neighborhoods but I know that's a rather generic requirement so I would have to do a little more research on that front.

@Rick Versace Thanks, I'll have to look into Airbnb. I'm looking for more long-term tenants for my first property but sounds interesting. Do you think arbitrage in this space is riskier than a traditional investment?

@Axel Ragnarsson Hey Axel, I haven't done a lot of research on locations just yet but 30 minutes sounds manageable. I'm still trying to wrap my head around all the possibilities out there. Do you have any areas in particular you would suggest I start my search?

Hey there, my name is Will. I'm originally from New Hampshire but currently live just north of Boston. I am 24 years old and work in tech.

I found BP a few years ago through another business forum but was only a college student at the time without a steady income.

Now that I have two years of income and a healthy nest egg I'm looking to invest in my first multifamily property by taking advantage of FHA financing. I currently have about $35k saved and no debt.

I know the market in Boston may not be ideal for a house hack but that's what I'm aiming to do. Based on my research so far I do believe it is possible with some hard work.

So, right now my goal is to start looking for some affordable up and coming areas that would be good to invest in.
