@Tyana Blackledge attend a local meetup and find someone that is doing what you want to do. Bring a deal to them that meets their criteria and tag along to learn. Don’t focus on making money for yourself at first, just try and learn the process

Don't pay for a mentor. Find someone who is doing what you want to do and try and convince them to let you shadow them. You do this by bringing a lot of value to them. For example find out what their criteria is for a good deal and bring that deal to them and see if they will partner with you on it. You don't have to make a lot of money on it if at all. Just try and learn alot so you can then do it for yourself.

@Miguel Rosendo you can also invest in Philly as it is only a 90 min train ride from Penn station. I live in Manhattan so this is something I've been looking into. You can definitely find some nicer townhomes or multifamily homes in the $200k-$300k range.

I constantly hear ads for memphisinvestmentproperties.net on the biggerpockets podcast. Has anyone bought any properties through them? How has your experience been?

You should read the Long‑Distance Real Estate Investing by David Greene. I'm also from nyc and properties here are just too expensive so I'm looking out in PA to get started. Plus trying to house hack with a FHA loan in the city would be too hard to come by (in my opinion).
