Seems like there are better opportunities out there than this one. Many experienced investors have said either walk away or provided ideas on how to make it work... interested to receive updates a few months from now.

@Christopher Hall I don't think you should get rid of the house that's cash flowing $550/month. That's a great chunk of change for net cash flow per month. I agree with the others, the Dave Ramsey Method of snowballing towards debt payments would be great in your situation. Are there any short term side hustles either of you two could pick up between now and the time you're able to get a renter in your current house? Maybe consider looking into a duplex as the next purchase so you can have a tenant in one side and you provide a place for yourselves to live, as well... if another property isn't on the horizon for 1-2 years... consider a very small apartment or even moving into a mobile home/RV for that time, rents are typically much lower and if you don't have a lot of stuff, it allows for simplified living.

We've been using Cozy with our local SFH rental and so far it's been great. For the first rent process, it took about 10 days to ACH over to bank after the tenants paid, but since then it's been faster. Sorry to see you're having some issues. You could always try out their premium delivery option which for like $3/month I think they'll process payment within 1-2 days?

Might be best to get rid of it, clear yourself of the burden and focus your time, efforts, and money elsewhere on a deal that can make you money.
