Thank you for your very detailed answer! I'll check out those zip codes you recommend and let me know if you're in San Diego in the near future!

Thank you! Those are some of the areas I've been looking in. I appreciate all your advice!

I'm an investor from San Diego that's been looking at the Charlotte market for single family homes since the values are better and my in-laws live there. I'm still learning the area and was wondering what parts of town everyone recommends for good cash flowing rentals.

I'll be in town Dec 22nd to 28th if you know any meetups going on then.

I'm mainly just figuring out what parts of town to invest right now. I'd like to avoid major rehab. I'm mainly looking for single family but duplex and triplex could be an option if the deal is right.

I'm going back to Charlotte, NC over the holidays to visit my wife's family. I'm looking to buy some single family rental properties there in 2016 since it looks like a good market and I travel there often. Much more affordable than Southern California where I live. I'm not that familiar with the best parts of town for rentals. Should I talk to a property manager, real estate agent, etc? Any advice is appreciated. Also if have experience or are familiar with the Charlotte market let me know what you think.
