So I'm ready to jump into this real estate stuff...

I have my private financing acquired to get started but am trying to decide how to structure it all.

Most of my private lenders would be fine with a handshake but I'd like to give them a bit more security than that.  Leaning towards 1st and 2nd's on the properties.

But I'd also like the freedom to do what I want with the money on any given property at any given time which then seems like a lines of credit to my LLC would be easiest.

Another but, would the lines of credit to the LLC owning the properties still have the same amount of leveraged asset protection as 1st or 2nds on the properties?

In my particular case I'm looking at 3-5 individuals with investments between 50 and 100k.

Thoughts on securing the money directly to the individual properties or securing them all to my LLC (which would hold all the titles)?

Oh yeah, got driver's license and other personal stuff at the rental address. And yes I'm still an NC resident.

Just saw this thread in my feed here...haven't read all the replies...but personal experience... I'm from Virginia. I went to school in North Carolina. With the help of a entrepreneurial father I took a year off between my sophomore and junior years to 'start a business' locally. I payed rent at one address and had NC W2's and income taxes. Don't get me wrong, I really did work on the business and continued it for another 7 years or so, but the most profitable part of that business for the first couple years was the tuition benefits. When going back to school and requesting in state tuition I did have to have a meeting with a guy (I forget his position) for about a half hour where he grilled me pretty hard on my justifications for requesting in state tuition. But this is a real estate forum so go buy a house.
