Please follow up to this post after your meeting, im curious.

If you buy right and the seller leaves enough equity in the property, I could how you could refi out to pay seller and get your seed money back. Essentially a value add without any value add or your wholesaling to yourself. The seller would have to agree to sell at a deep discount.

Sounds like your intention is not to rent by the room but full term lease then it should be the responsibility of the remaining brother to either pay the full amount of rent, find his own roommate or move. Sounds like a receipe for disaster. Either the random person you pick will create drama or the brother with get tired or footing the full rent and leave.

@Aziz Wali read more on sec8, pros and cons. You don't "give" them your property, you or a PM still have to manage it. Also, don't think of sec8 as guaranteed money. many times the voucher only covers a percentage of the total rent so in essence the tenant is still responsible for the other portion. in several ways sec8 is more hands on that other types of rentals.

It's all about YOUR goals. If CF isn't that important and you have the reserves to take care of issues when they arrise then I don't see an issue with a shorter am period. Your just trading cash flow for equity, liquid cash for "value". The only thing is since this is a condo, they are more prone to value drops and don't appreciate like sfr.

Im waiting for all the cash flow gurus to chime in now 🤣.

@Mario Valtierra I use Cozy. Have not used maintenance feature. Money takes 5-6 days to deposit in your account unless you pay for expedited service., which I do not. No issues thus far.

@Timothy Joseph if your focused on cash flow, why the 20yr note? And how are you getting 100% financing, asking for a friend :).

@JP Morales talk with a lender as the others mentioned. Get a game plan together. House hacking a multi is a great, lower risk entry in REI.

Please read more into Sec8. I would advise not to think of it as guaranteed money. many articles on BP about pros/cons of Sec8.
