For answer #2 & 3, you would typically use what is called a KP (key principal) and that person would help you qualify for the loan.  I'm assuming we're talking about larger deals?  Your FICO score etc is irrelevant.  Commercial is not like residential.

If a multiple owner LLC is using a key principal's funds and financial strength for the acquisition of a multifamily asset, are you saying that remaining LLC owner's financials are not considered? If you could further elaborate, it'd be very appreciated. No legal advice sought, only opinion. Thanks.

I understood the broad question you ask is more or less, How do the "big players" make it work, ie-cash flow? and why?

Institutional investors, pension funds, REITs, family offices, HNW wealth managers, insurance companies et al., these clients primarily seek preservation of wealth and mitigation of risk.  Appreciation and growth is usually a secondary consideration, preferring security. 

Often content with seemingly low returns, big money may have longer time horizons and consider the tax benefit as the big win.

A viable alternative to Nashville's red hot market and similar second tier cities is Louisville, Kentucky. Steady population growth, solid local economy, developing central business district-- all new downtown convention center coming soon. 

All good indicators for real estate investment.

Important to note, there is a distinction between capitalization rate of properties listed for sale and properties that have closed. A cap rate obtained from the "listed" property may not accurately reflect the market. Even if it's "close enough", it's not a reliable metric.
